An early check-in or a late check-out can be available on a case by case basis with a $50 fee. Please contact management at 904-261-6580 to see if this is available for your reservation. We ask that you do not arrive early unless authorized in advance by management. Unapproved late check-outs will be charged a $50 fee per hour.


A 50% deposit is due at time of booking and the remaining amount is due 30 days prior to arrival. If you pay with a card we will automatically charge your card on file at this time. If you would like to pay with a different method you can do so prior to the 30 day mark by calling out office at 904-261-6580.


Airbnb: Please refer to Airbnb as they collect and remit all funds. NOTE, in our email regarding payment the grand total amount will reflect differently from the amount paid through Airbnb. Airbnb collects an additional amount as their fee that do not account for.

If you book through Airbnb you do NOT need to choose between our Damage Protection Plan or the Security Deposit.

You are still required to sign our Rental Agreement.

Vrbo: Initial payment is collected at time of booking and the remaining amount will be charged automatically to your card 30 days prior to arrival. If you would like to use a different form of payment we would need to be notified in advance (before the 30 day mark) to avoid a double charge.

If you book through Vrbo you do NOT need to choose between our Damage Protection Plan or the Security Deposit.


We provide a starter kit of disposables which include toilet paper, paper towels, shampoo/conditioner, dish soap, laundry soap, trash bags and a single serving of coffee. This is ONLY a starter kit with limited portions.

All rentals have linens and bath towels. Some properties also have beach towels however, this is not guaranteed.

Only certain properties are considered pet friendly and each have different limitations on pet sizes and pet fees. We are happy to assist with finding the appropriate rental for you and your pet.

If a pet is brought into a non-pet friendly property we will require the pet to be removed immediately and/or terminate your reservation at that time. There will be no refund and an additional pet fee will be collected for cleaning.


We are not responsible for any items left behind after a reservation. However, if something is left please notify us right away and we will do our best to locate and return items. A service fee of $20 will be charged in addition to shipping and handling charges. We will hold on to unclaimed items for a maximum of 30 days.


In the event that a mandatory evacuation is ordered by local or government authorities during your stay with us an in-house credit valid for one year will be offered.

We do not offer refunds or discounts due to inclement weather.



A 90% refund will be given to reservations cancelled outside the 30 day window of arrival. Reservations cancelled inside the 30 day window of arrival will receive zero refund.

There will be no refunds for late arrivals, early departures or mechanical failure of items such as an air conditioner, TV, dishwasher, washer/dryer, or such items. We recommend Travel Insurance.
