Terms and Conditions
Payments: A deposit in the amount of 50% of the total rate, including sales tax and either the security deposit or Vacation Rental Damage Protection fee, is due upon making the initial reservation. The remaining balance is due in full thirty (30) days prior to arrival date. Full reservation payment is due at the time of booking if the arrival date is 30 days or less from the date of booking.
Guest have the option between a $1500. Security Deposit or purchasing the Vacation Rental Damage Protection plan for $49.99.
Vacation Rental Damage Protection: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3000.00. Any damages that exceed $3000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy here: www.vacationrentalinsurance.com/g20vrd. The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Moore Amelia Island Rentals, LLC any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Moore Amelia Island Rentals, LLC directly if you do not wish to participate in this assignment. In the event you do not wish to purchase this plan, a $1500.00 security deposit is required.
Security Deposit: The $1500 Security Deposit will be used for any damages that acquire to the unit during the guest stay. Damages include but are not limited to stained towels, broken glassware or dishes…etc. The deposit will be refunded 3-5 days after departure and reflect on your card 5-7 business days later.
Damages: Any material damage to the rental property will be deducted from the Security Deposit. If damages exceed the $1500 Security Deposit the additional amount will be charged immediately to the Guest credit card on file (unless unintentional damages falls under the purchase of Vacation Rental Damage Protection plan.) Guest, in signing below, assumes full responsibility for any items damaged due to misuse or negligence or action on guest`s part.
Guest is responsible for notifying Moore Amelia Island Rentals, LLC immediately upon check-in if the Rental Property is found in less than good condition or any damage is noted. If damages occur during your stay, please notify us immediately.
We ask our guests to report any breakage or damages to us upon occurrence, prior to check out and settle the matter prior to leaving. If there is any damage to the Rental Property or its furnishings, the Guest does agree to be responsible for the cost to repair any damages done by either Guest or Guest family. All Rental Properties are inspected after each Guest by a property inspector and reported to Moore Amelia Island Rentals, LLC for appropriate billing.
Refunds: A full refund less than 10% will be given for a cancellation made thirty (30) days or more before the arrival date. No refund will be given for cancellations made less than thirty (30) days of the arrival date. Refunds will not be given for delayed arrivals or early departure, reschedules due to inclement weather and/or for mechanical failure of items such as an air conditioner, TV, dishwasher, washer/dryer, or other such items. We recommend Travel Insurance.
CSA Travel Protection: Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage carefully and contact CSA at (866) 999-4018 with coverage questions.

Late checkouts are available with prior approval. Unauthorized late checkout fees will be $50/hour.
Cleaning: Cleaning fees are charged for all rentals. You are responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at checkout. You are expected to clean all dirty dishes, start a load of towels and place all dirty towels and linens in laundry room, take trash to outdoor cans, and to put all furniture back to original locations. Certain areas in property are locked for the Owners personal storage and are not included in this agreement.
If extraordinary cleaning is required the cost will be charged to the guest card on file.
ALL PROPERTIES ARE NO PETS AND NO SMOKING (BALCONIES INCLUDED) UNLESS SPECIFIED. Additional fee will be charged if odder is detected.
Do not remove furniture from property, this includes patio furniture.
The MAXIMUM number of overnight guests is determined based on house size, and is listed in the house details. Children under the age of 3 is not included in total. At any time no more than the listed maximum number of guests may be in the home unless prior approval is provided. Additional charges may apply.
Age Requirement- Guest must be a minimum of 25 years of age to reserve this unit. The person(s) signing the contract must occupy the property the entire length of the reservation.
Entry and Inspection: Moore Amelia Island Rentals, LLC will have the rights to enter the premises pursuant to state law; (1) In case of emergency, without prior notice. (2) to make necessary repairs, alterations, improvements, supply necessary or agreed services, exhibit the premises to prospective or actual purchasers, mortgagees, Guests, workmen, insurance agents, or contractor.
Indemnification: The Guest agrees to indemnify the owner for any damages to or loss from the rental house, grounds, furnishings, appliances, household items and any other of the Owner's property resulting during the Guest's rental term, normal wear and tear excluded.
The Guest further agrees to indemnify and hold the owner and the rental agent (Moore Amelia Island, LLC) harmless from any claim or liability for any loss or damage whatsoever arising from, related to or in connection with the rental of this rental property, including but not limited to any claim for personal injury or damage or loss of property which is made, incurred or sustained by the Guest or other occupants or invitees of Guest, excepting if such damage or loss results directly from the willful misconduct or sole negligence of the owner or the agent.
Nether the owner or the agent are responsible for any of the Guests or other occupant(s) valuable, cash or other property during the rental term or thereafter left at the rental house.
Expedited Eviction: Occupancy in use of premises shall not be such as to disturb or offend neighbors. The use of firearms and fireworks is strictly prohibited. A material breach of this agreement by guest(s) which in the sole determination of the Owner or Moore Amelia Island Rentals result in damage of the premises, personal injury to others, a breach of peace or violation of criminal of law or local code should be grounds of termination of guest(s) tenancy. Violation of any of the rules contained herein will result in immediate eviction and forfeiture of rent and security deposit.
No illegal substances are permitted on the property.
Quiet time- the noise curfew is 10:00pm in all residential areas and all guests are expected to comply.
