Thanks for your business and we hope you enjoy your stay in our property!

 

 

Payments.

 

    1. Initial Deposit. Guest must provide a 50% deposit of the total rental rate, including taxes and fees, and 100% of the credit card fee and Travel Insurance (optional) at the time the initial reservation is made.
    2. Remaining Balance. The remaining balance is due in full no later than thirty (30) days prior to the Check-In Date. Failure to pay the remaining balance no later than thirty (30) days prior to the Check-In Date will result in immediate cancellation of the reservation.
    3. Reservation Less Than 30-Days from Check-In Date. If a reservation is made within thirty (30) days from the Check-In Date, the full balance is due at the time of booking.

 

Maximum Number of Guests. The maximum number of overnight guests is pre-determined based on the size of the Property and is provided within the listing of the Property. At no time shall the number of guests staying at the Property exceed the maximum number of guests as described in the listing of the Property. Any breach of this provision will result in additional charges to the credit card on file or immediate expulsion from the Property and forfeiture of all monies paid. Children under the age of 3 are not included in the maximum number of guests.

 

Age Requirement and Additional Guests. Guest represents that the Responsible Party is at least twenty-five (25) years of age and will take full responsibility for any and all Guests, parties not listed on this Agreement or the attached Addendum, and/or Guests under the age of twenty-five (25). Guest further represents that Responsible Party shall occupy the Property then entire term of the rental. Any breach of this provision will result in immediate expulsion from the Property and forfeiture of all monies paid.

 

Vacation Rental Damage Protection Plan. The guest is required to purchase the Vacation Rental Damage Protection Plan for $60.00. The Vacation Rental Damage Protection Plan is designed to cover unintentional damages to the Property interior that occurs during the term of the Guest’s stay. Any damages that are not covered by the Vacation Rental Damage Protection Plan will be charged to the credit card on file. See Terms and Conditions. Receipt of the Terms and Conditions of the Vacation Rental Damage Protection Plan is hereby acknowledged.

 

Damages. Guest is responsible for reporting any and all damages, maintenance, repairs, or the like to Manager immediately. The Property is fully inspected by Manager prior to Guest’s arrival and immediately after Guest’s departure. Guest agrees to be responsible for any and all costs associated with the damages, maintenance, repairs, or the like unless such costs are covered by the Vacation Rental Damage Protection Plan. Removal of ANY furniture from the Property, including but not limited to patio furniture is prohibited. Removal of furniture will result in additional charges and/or potential lawsuit.

 

Noise Curfew. A noise curfew will be strictly enforced. The Noise Curfew begins at 10:00 p.m. and ends at 7:00 a.m.

 

Late Check-Out. Guest may request a late check-out. Late check-out must be requested no later than the time of check-in on the Check-In Date. Unauthorized late check-outs will result in additional fees of no less than $50.00/hour. Any check-outs later than 4:00 p.m. will result in a charge of a full additional day of the rental at the then current nightly rate.

 

Cleaning. Guest is responsible for payment of all cleaning fees no later than thirty (30) days prior to Check-In Date. Moreover, Guest is expected and required to lightly clean the Property prior to departure and return the Property to Manager in good condition. Specifically, Guest is expected and required to clean and replace all dishes, flatware, and cooking utensils; strip all beds of bedding and linens, and place the bedding and linens in the laundry room; collect all used towels and begin at least one (1) load of towels in the wash; remove all trash from cans in and/or around the Property and place them in the outdoor can; and return all furniture to its original locations. Any extraordinary cleaning of the Property required as a result of Guest’s failure to abide by the terms of Paragraph VII shall result in an additional cleaning fee to be charged to the credit card on file.

 

Prohibited Actions. The Property is a non-smoking rental unit. Absolutely no smoking (vaping, e-cigarettes, or the like included) will be allowed inside the Property. Moreover, absolutely no illegal substances are permitted to be inside or on the Property at any time. If any illegal substances are discovered or reported on the Property, Guest will be immediately evicted, all monies paid will be forfeited and the proper authorities notified.

 

Pets. Only certain properties are considered pet friendly.

 

    1. If the Property is a pet friendly rental unit, an additional pet deposit will be required for additional cleaning.
    2. If the Property is not a pet friendly rental unit, absolutely no pets will be allowed inside the Property at any tim Pets discovered or reported on the Property during Guest’s stay will result in the removal of the pet or Guest’s immediate eviction, all monies paid will be forfeited and an additional cleaning fee will be charged to the credit card on file. If pets are suspected to have been inside the Property after Guest’s vacancy, Manager will charge additional cleaning fees to the credit card on file.

 

Entry and Inspection. Manager retains the right to enter the premises (1) in case of emergency without prior notice; or (2) to make necessary repairs, alterations, improvements, supply necessary or agreed services, exhibit the premises to prospective or actual purchasers, mortgagees, guests, workmen, insurance agents, or contractors with notice pursuant to Florida law.

 

Cancellation and Refunds.

Nightly rentals. If the Guest cancels the reservation thirty (30) days or more prior to the Check-In Date, the Guest will receive a full refund minus a Cancellation Fee of $200 plus the credit card processing fee and Travel Insurance (if purchased.)

 

If the Guest cancels the reservation less than thirty (30) days prior to the Check-In Date, the Guest forfeits the entirety of the Initial Deposit and any other payments made.

 

Monthly rentals. If the Guest cancels the reservation sixty (60) days prior to Check-In Date, the Guest will receive a full refund minus a Cancellation Fee of $200 plus the credit card processing fee and Travel Insurance (if purchased.)

 

If the Guest cancels the reservation less than thirty (60) days prior to the Check-In Date, the Guest forfeits the entirety of the Initial Deposit and any other payments made.

 

There will be no refunds for no-shows, late arrivals, early departures, or for leaving the home due to mechanical failure of non-essential items. In the event of a mandatory evacuation for a tropical storm or hurricane, you will be given an in-house credit covering the days that the area is under evacuation. We strongly encourage purchasing Travel Insurance.

 

Travel Protection. The manager recommends that Guests purchase CSA Travel Protection for prepaid, nonrefundable expenses due to certain unforeseeable circumstances. CSA Travel Protection can be purchased at the time the Guest makes the reservation. Separate terms and conditions apply.
