Common Questions about our Vacation Rental Homes

  • CHECK-IN & CHECK-OUT

    Check-in time: 4:00pm

    Check-out time: 10:00am

    An early check-in or a late check-out can be available on a case by case basis with a $50 fee. Please contact management at 904-261-6580 to see if this is available for your reservation. We ask that you do not arrive early unless authorized in advance by management. Unapproved late check-outs will be charged a $50 fee per hour.

  • PAYMENTS / DEPOSITS

    Initial Deposit. Guest must provide a 50% deposit of the total rental rate, including taxes and fees, and 100% of the credit card fee and Travel Insurance (optional) at the time the initial reservation is made.

    Remaining Balance. The remaining balance is due in full no later than thirty (30) days prior to the Check-In Date. Failure to pay the remaining balance no later than thirty (30) days prior to the Check-In Date will result in immediate cancellation of the reservation.

    Reservation Less Than 30-Days from Check-In Date. If a reservation is made within thirty (30) days from the Check-In Date, the full balance is due at the time of booking.

  • You are still required to sign our Rental Agreement.

    We require all guests staying with us (regardless of the booking platform) to sign our Rental Agreement before arrival. Guests that booked through Airbnb and Vrbo must sign our Rental Agreement as well.

  • WHAT ITEMS ARE SUPPLIED?

    We provide a starter kit of disposables which include toilet paper, paper towels, shampoo/conditioner, dish soap, laundry soap, trash bags and a single serving of coffee. This is ONLY a starter kit with limited portions.

    All rentals have linens and bath towels. Some properties also have beach towels however, this is not guaranteed.

    For additional property-specific amenities, you can view this on the property level.

  • PETS

    Only certain properties are considered pet friendly and each have different limitations on pet sizes and pet fees. We are happy to assist with finding the appropriate rental for you and your pet.

    If a pet is brought into a non-pet friendly property we will require the pet to be removed immediately and/or terminate your reservation at that time. There will be no refund and an additional pet fee will be collected for cleaning.

  • LOST & FOUND

    We are not responsible for any items left behind after a reservation. However, if something is left please notify us right away and we will do our best to locate and return items. A service fee of $20 will be charged in addition to shipping and handling charges. We will hold on to unclaimed items for a maximum of 30 days.

  • HURRICANES / WEATHER

    In the event that a mandatory evacuation is ordered by local or government authorities during your stay with us an in-house credit valid for one year will be offered.

    We do not offer refunds or discounts due to inclement weather. We strongly encourage purchasing Travel Insurance.

  • CANCELLATION POLICY

    Nightly rentals. If the Guest cancels the reservation thirty (30) days or more prior to the Check-In Date, the Guest will receive a full refund minus a Cancellation Fee of $200 plus the credit card processing fee and Travel Insurance (if purchased.)

    If the Guest cancels the reservation less than thirty (30) days prior to the Check-In Date, the Guest forfeits the entirety of the Initial Deposit and any other payments made.

    Monthly Rentals If the Guest cancels the reservation sixty (60) days prior to Check-In Date, the Guest will receive a full refund minus a Cancellation Fee of $200 plus the credit card processing fee and Travel Insurance (if purchased.)

  • CHECK OUT INSTRUCTIONS

    • Close and lock all doors and windows
    • Wash all dirty dishes
    • Start a load of towels (whites only)
    • Take out trash
    • Return all keys to the designated location.
    • Check-out time is at 10:00am
